Wemolo Reaches 4,000 Parking Areas: Nearly Two Billion Parking Transactions Processed Digitally

The Munich-based tech company manages 370,000 parking spaces in five European countries and records 2.5 million parking transactions per day. Retailers and asset managers use this data to manage their properties.

Munich, September 18, 2026. The parking lot is becoming digital infrastructure: seven years after its founding, the Munich-based technology company Wemolo (www.wemolo.com) today manages 4,000 parking areas across Europe with around 370,000 parking spaces. The company has processed nearly two billion parking transactions digitally since 2019, with 2.5 million now being added every single day. What began in 2019 as a tool against unauthorized parking on supermarket lots has since become one of the largest digitally managed parking portfolios in Europe; Wemolo is now Europe's market leader in barrier-free parking management. Its customers include retailers such as Aldi and Edeka, real estate companies such as Defama Deutsche Fachmarkt AG and HIH Real Estate, as well as municipalities, clinics, and restaurant chains.

“4,000 parking areas mean 4,000 locations where owners and operators today know what is happening on their premises. Five years ago, virtually no one did,” says Jakob Bodenmüller, CEO and co-founder of Wemolo. “The parking lot was the last unmanaged part of the property. Now it is managed like any other asset class: with utilization data, revenue models, and measurable performance.”

11,000 Cameras Instead of Barriers and Attendants

The basis for this growth is a system that operates without barriers, tickets, or on-site staff. 11,000 cameras capture the license plates of vehicles entering and exiting at each location. AI-based analysis verifies parking authorizations, manages payment processes, and provides operators with real-time occupancy data. For owners, this eliminates maintenance costs for barrier systems and staffing costs for controls, while users park without a ticket and without waiting at the exit.

The scale of the system is reflected in the density of its data points: on average, every parking space managed by Wemolo is calculated to turn over nearly seven times a day.

Parking Data Is Changing Location Decisions

The parking transactions generate a dataset that has not previously existed for outdoor spaces in this depth: occupancy by time of day and day of week, dwell times, frequency patterns, the share of unauthorized parkers, and seasonal demand peaks. Retailers use these insights for staff planning and opening hours, while asset and property managers use them for space sizing, service-charge management, and ESG reporting.

“Parking data is location data,” says Dominic Winkler, Head of Sales & Business Development Real Estate at Wemolo. “Anyone who knows how heavily, and by whom, a space is used can better assess the attractiveness of a location and make better decisions: tenant mix, revitalizations, investments such as EV charging stations, or subletting free capacity to external short- or long-term parkers. A supermarket parking lot that stands empty after closing time is not a parking problem — it's an unused source of revenue.”

How large these reserves can be during ongoing operations is shown by an aggregated twelve-month analysis of German locations with digital parking control: at predominantly retail-use sites, average occupancy during opening hours was around 30 percent. Where corresponding local demand exists, models such as after-hours parking unlock additional usage windows: residents can book supermarket parking spaces after closing time. Wemolo has recently launched such offerings with Aldi Süd in Krefeld, Munich, Augsburg, and the Allgäu region.

From Cost Factor to Asset Class

This is shifting the role of parking space within the real estate industry. Static parking areas, once treated as a cost factor in valuations, are becoming controllable assets with their own revenue and data logic. Four building blocks work together here. Parking management keeps expensively built spaces free for their intended purpose: time windows and authorizations are aligned with actual use, from shopping trips to gym visits, even in mixed-use properties with different allocations per tenant. Digital pay parking unlocks commercially used areas and parking garages without barriers or ticket-machine queues.

Free capacity can be rented out, both to residents without their own parking space and to short- and long-term parkers. This generates revenue for owners from a space that is being built and maintained anyway, while relieving parking pressure on cities without sealing new land. And with 360-degree area monitoring, the view extends beyond parking itself: cameras capture the condition of the entire outdoor area, automatically creating tickets for the responsible service providers in the event of damage, snow, or litter, and documenting how quickly issues were resolved. This gives asset and property managers who oversee many properties remotely reliable evidence of property quality and service-provider performance for the first time. Wemolo intends to keep up this pace: across its five markets — Germany, Austria, Switzerland, Poland, and Italy — the company continues to expand its portfolio.
